Many Cairns homes built from the 1950s through to the 1980s used asbestos cement sheeting for walls, eaves, bathrooms and the enclosed downstairs areas of high-set houses, along with fibro garages, laundries and sheds. Queensland Government guidance says homes built before 1990 are likely to contain asbestos, and some products were still used until the national ban on 31 December 2003.
Far North Queensland’s wet seasons and cyclones are hard on older buildings. Tropical Cyclone Jasper and the record flooding that followed in December 2023 damaged homes across Cairns and the northern beaches, and heat, humidity and heavy rain steadily weather older fibro roofs and cladding. Left intact and in good condition, most asbestos poses a low risk. The danger comes when it’s broken, weathered, drilled or cleaned the wrong way.

Learn moreIn Queensland, a Class A asbestos removal licence is required to remove any amount of friable asbestos. A Class A or Class B licence is required to remove more than 10 square metres of non-friable (bonded) asbestos. Since 1 May 2021, low density asbestos fibre board (a soft board sometimes found in older ceilings and walls) has been classified as friable in Queensland, so it must only be removed by a Class A licensed removalist.
Before starting licensed asbestos removal work, the removalist must notify Workplace Health and Safety Queensland, generally at least five days in advance. For work at a home, they must also let the owner, the occupier and people living nearby know before work begins. The Queensland Government allows an exemption from the advance notice when removal is urgently needed because of flooding or severe weather, so storm-damaged jobs don’t have to wait.
After licensed removal, the area must pass a clearance inspection before it’s used again. For friable (Class A) removal, this must be done by an independent licensed asbestos assessor, and air monitoring is required. For bonded (Class B) removal, it’s done by an independent competent person. You should receive a written clearance certificate.
Doing it properly protects your family, tenants, workers and neighbours. It keeps you on the right side of Queensland’s safety and waste laws, which carry serious penalties. And it gives you paperwork, including a clearance certificate and proof of legal disposal, that matters for insurance, sales and future renovations.
